When you look at recent fluctuations in the price of property in Gràcia, it is clear which areas have been hit the crisis and that the old Vila de Gràcia has been sustained by tourism.
With its lively squares and location within walking distance of Barcelona City Centre, it is obvious to see why the original town centre of Gràcia - La Vila - is so attractive to local Barcelonans and foreign visitors alike.
The other neighbourhoods in the district don't have quite same pull for tourists in particular but still offer interesting opportunities for the foreign investor.
The part of Gràcia Nova i Camp d'en Grassot closest to La Vila, for example, has a very 'gracienc' feel and the Yellow L4 Metro Line makes it very convenient for the city centre.
Similarly, the parts of the Vallcarca and La Salut that border Gaudí's Park Güell have an obvious attraction for the tourist market.
I personally quite like the tiny neighbourhood of El Coll but its steep inclines and distance from Barcelona City Centre makes it an unlikely choice for most foreigners.

The graphic above shows the change in price per square metre of real estate in each the Gràcia neighbourhoods between January 2016 and January 2017.
The average price of property in Gràcia as a whole have risen steadily from €3,195/m2 to €3,610/m2, which is still well under the Barcelona average of €3,879/m2.
Note that while still just below the Barcelona average, the price of property in the old Vila de Gràcia has risen by 13.4%, but Vallcarca i els Pentents is up by 16.6%.
Most of the rest of the district were more affected by the economic crisis and unemployment and in these neighbourhoods prices are all well up showing the district as a whole is definitely booming.
