As the district has been heavily hit by the economic crisis, the price of property in Nou Barris, which was already low, has taken a massive drop.

Consequently, despite the fact that Nou Barris is probably the least obviously attractive of Barcelona's ten districts, if you are looking for a permanent home in the Catalan capital

In my opinion, the nicest areas of Nou Barris are the neighbourhoods of Porta and Vilapicina i Torre Llobeta closest to Avinguda Meridiana and Passeig Fabra i Puig.

I also like La Guineueta, Can Peguera and El Turó de la Peira because what they lack in architectural finesse is made up for by a strong sense of community and good facilities.

I'd think quite seriously before investing in property in any of the neighbourhoods above the Ronda de Dalt main road because of the relatively poor transport connections to the Barcelona City Centre.

The same could be said of of Ciutat Meridiana, Torre Baró and Vallbona, which are collectively known as Nou Barris Nord, and are almost completely disconnected from the rest of Barcelona.

Current Property Prices in Nou Barris

The average price of property in Nou Barris as a whole has fallen a massive 9% from €1,777/m2 to €1,945/m2, which is nearly 2,600 euros below the Barcelona average of €3,879/m2.

If you look at the prices of property in Nou Barris there is a clear correlation between desirability and price.

I would recommend investing in any of the neighbourhoods where price per square metre is over €2,000, which as I mention above include Porta, Vilapicina i Torre Llobeta, La Guineueta, Can Peguera and El Turó de la Peira.
