Given the sheer size of the district, there are significant differences in the kinds of property availalable in Sants-Montjuïc.

Sants-Montjuïc is actually the largest of Barcelona's ten districts but as it includes the industrial Zona Franca and Port area and the mountain of Montjuïc not all of it is residential.

The residential areas are Poble Sec, Font de la Guatlla, Marina del Port and the new neighbourhood of Marina del Prat Vermell, which all nestle at the foot of the mountain.

Similarly, Sants and its satellite neighbourhoods of Hostafrancs, La Bordeta and Sants-Badal comprise are very pleasant area with a strong sense of community.

Given it's proximity to Ciutat Vella perhaps the best known area to foreign investors in property in Sants-Montjuïc is Poble Sec, where short-term rentals are a strong possibility.

Around the other side of the mountain the Font de la Guatlla and Hostafrancs are easily overlooked but their proximity to La Fira de Barcelona, where around a hundred conferences and conventions are held every year, make them very desirable.

The permanent presence of La Fira, the recent opening of the Barcelona Metro Line to Barcelona Airport and the current construction of the new neighbourhood of Marina del Prat Vermell all mean that prices are booming and I expect this trend to continue for the next couple of years so now is a good time to invest in property in Sants-Montjuïc.

Current Property Prices in Sants-Montjuïc

The graphic below shows the change in price per square metre of real estate in Sants-Montjuïc between January 2016 and January 2017.

Prices cimbed from €2,618/m2 to €2,897/m2, which is very close to the average price of property in Barcelona of €3,879 and this rise was reasonably consistent over all neighbourhoods.

However, given the developments I mention above, I think Sants-Montjuïc is an interesting prospect for investors.
